Description

Summary: Under the direction of the capital Improvement Manager and the Rehab Specialist, the Maintenance/Rehab Trainee is responsible for tasks related to the rehabilitation, repair and maintenance of Burbank Housing rental properties. This typically includes but is not limited to the construction of small to medium structures, deck construction and repair, building remodel, rot and siding repair, irrigation systems repair, and parking lot maintenance. This position also includes assistance with full unit-turns including painting and repairs, as well as any other maintenance related tasks as assigned.

Specific Duties and Responsibilities: The following reflects Burbank Housing's definition of essential functions for this job but does not restrict the tasks that may be assigned.

  1. Assist and support Rehab specialist in all tasks related to maintenance and repair.
  2. Job site Clean-up, loading and unloading of debris and materials onto trucks.
  3. Hand trenching, excavating, back filling and grading as necessary for repair work.
  4. Removal and installation of plant materials and other work related to landscaping.
  5. Underground pipe repairs.
  6. Use of power mowers, washers & blowers.
  7. Use of power tilling equipment.
  8. Removal and replacement of concrete sidewalks using a jack hammer.
  9. Installation of new concrete walking surfaces.
  10. Assist with Light to Moderate plumbing and electrical repairs
  11. Moderate to extensive carpentry projects
  12. Full unit turn-over, including cleanup and painting
  13. Maintenance work orders and assignments when called upon
  14. Must be able to work independently and require limited supervision
  15. Adherence to safety rules and guidelines.
  16. Other duties as assigned.
Qualifications

Qualification Requirements: The tasks listed above are representative of the knowledge, skills, and/or ability required. Reasonable accommodation may be made (except experience levels) to enable individuals with disabilities to perform essential job functions.

Education and/or Experience: At least 2 years experience in residential construction or a similar trade preferred.

Language Skills: Ability to read and interpret work orders. Ability to effectively communicate information and to receive and interpret direction in the English language. Ability to provide status of the work being done and to document completed work orders and/or any follow-up required.

Management Skills: Must be detail oriented, well organized and sensitive to the needs and concerns of tenants. The ability to assess a project and/or task and estimate time needed to complete said task.

Other Skills and Abilities:
  1. Possession of a valid California Drivers License, a good driving record and automobile insurance per requirements of the State of California.
  2. Possession of basic hand and power tools needed to perform the work.


Physical Demands: While performing the duties of this job, employee is regularly required to walk; climb stairs, sit; kneel and crouch; stoop; reach with hands and arms both at the waist and above the shoulders; use hands to handle objects and tools; lift loads up to 50 pounds; climb ladders, scaffolds, or other high lift equipment; perform tasks at elevations up to 20 feet; move, machine, assemble all lumber, plywood, and other sheet goods components of "standard" wood-frame buildings; operate air-less paint sprayer; install landscape materials, fences, and posts.

Employee is required to work safely and anticipate hazards, to request training if the safe use of equipment is unknown, to wear appropriate personal protective equipment when hazards require such as respiratory protection when paint-spraying, working in dusty conditions, etc. See Respiratory Protection Program Guidelines.

Work Environment: The noise level in the work environment varies from moderate to high.
