Development Director

Description:

The Development Director will work closely with Beale's development and acquisition leaders to drive go-to-market strategy and development execution for new hyperscale data centers. They will build market strategies, perform due diligence, entitle sites, negotiate commercial terms and lead project development efforts. The Director will manage vendor and stakeholder relationships for projects and drive day-to-day requirements for real estate, utilities and public affairs efforts workstreams.

Day-to-day responsibilities will center on the selection, development, utility de-risking and entitlements for >200MW data center sites. The Director will build regional intelligence on data center and utility supply/demand dynamics and drive development and feasibility analysis for opportunities aligned with investment targets for their designated region (to include greenfield development, advanced site/portfolio acquisitions and/or partnership strategies).

Responsibilities

Own regional intelligence of data center and utility dynamics for a designated area and collaborate with Beale's acquisition leadership on go-to-market strategies:

  • Data center demand and competitive landscape
  • Power market system and competitive landscape
  • Water sourcing, conveyance/treatment infrastructure and discharge
  • Data center sales/property taxes, permitting and operating conditions
  • Track regional development targets and risks collaboratively with Beale teams including Energy, Water, Design, Engineering and Construction

Originate data center site opportunities, select sites and negotiate transactions:

  • Complete site due diligence managing a bench of technical vendors and coordinate input from Beale subject-matter expert teams
  • Support negotiation of land options and purchase/sale contracts
  • Drive zoning & permitting applications for data center use, including wetlands, emissions, construction permitting and any environmental mitigations
  • Coordinate concept designs as needed to support utility contracting and infrastructure agreements (e.g. onsite substations, water & wastewater)
  • Understand civil and road improvement requirements and onsite constraints to optimize boundaries, layouts, subdivision strategies and campus planning
  • Support public engagement and negotiated tax incentive agreements

Oversee the expansion of portfolio sites as needed to enable future growth

Own regional economic development and relationships together with Beale VPs

Support marketing of data center sites to hyperscale customers

Qualifications

To be successful in this role, the Director must be a highly strategic thinker with the ability to problem solve, negotiate and execute complex deals. Core required skills, knowledge, experience and education include:

  • a minimum of 8 - 10 years of real estate location strategy, large-scale project development and permitting/entitlements execution;
  • a working high-level knowledge of water and power infrastructure;
  • the ability to negotiate commercial agreements in support of land, civil improvements and infrastructure;
  • a Bachelor's degree in a related field; and
  • proficiency in project management best practices, frameworks, tools (e.g., budgeting, scheduling) and software

Direct experience with data centers is strongly preferred but not required.

Compensation

Pursuant to any applicable law or regulation, the anticipated salary range for this position is $250,000 to $285,000 annually in addition to eligibility for a performance-based discretionary annual bonus and participation in a long-term incentive program. Factors that may affect a candidate's starting pay within this range include geography, skills, experience and other qualifications for the role. This full-time position is eligible for generous benefits, including health, dental, and 401(k).
